Every OVB home is built on the same envelope and structural spec — regardless of budget. The finishes scale with the client. What doesn't change is the home you're getting underneath them. This document is a reference for clients, architects, and lenders to understand what's standard, what's recommended, and what's chosen.

Tier 01

The Floor

Non-negotiable. Every OVB project is built to this spec, regardless of budget. The structural integrity of the home — what the warranty is anchored to.

Zip System sheathing with proper WRB detailing
Synthetic roof underlayment — no felt
Closed-cell spray foam at rim joists and crawl spaces
Advantech or equivalent premium subfloor
Kiln-dried, graded lumber; engineered lumber where spans warrant
Seismic and hurricane hardware per code or above
Foundation waterproofing and perimeter drainage
Square D or Eaton electrical panel
Uponor or Viega PEX plumbing distribution

Tier 02

Strong Recommendations

Categories with a real budget range. We recommend; you decide. Every deviation documented in writing before construction begins.

Windows — Marvin, Sierra Pacific, or Kolbe preferred
HVAC — Trane or Carrier forced air; Mitsubishi or Daikin mini-splits
Roofing — standing seam metal preferred for the Ogden Valley
Cladding — real wood, James Hardie Artisan, stone, or metal
Water heating — tankless (Rinnai, Navien) or heat pump
Exterior doors — matched to window brand and spec
Insulation — closed-cell, blown cellulose, or mineral wool by zone

Tier 03

Client-Directed Finishes

Budget and taste. We offer tiered packages; you choose the tier. Nothing about how we build the home changes.

Cabinetry — local shops or signature brands
Countertops — quartzite, granite, soapstone, quartz, marble
Flooring — site-finished wood, tile, stone
Appliances — Wolf/Sub-Zero/Thermador to GE Profile
Plumbing fixtures — Kohler, Brizo, Hansgrohe; Kallista, Waterworks one tier up
Finish hardware — Emtek, Baldwin, Rocky Mountain Hardware
Lighting — client-directed, sourced through OVB or your designer

OVB's 3-year workmanship warranty is anchored to Tier 01. Tier 02 and Tier 03 products carry their own manufacturer warranties. Full warranty terms live in your construction contract. Tier 02 brands are reviewed annually; substitutions of equivalent quality may apply by project.
